Off-plan buying is the standard way to purchase a new home in Cyprus. You see the project before it exists, lock in a price, choose finishes and customisations along the way, and move in eighteen to twenty-four months later with a brand-new villa that is precisely what you wanted.
The reason buyers hesitate is that the timeline feels opaque. What actually happens between sending an enquiry and walking through your own front door? Who is doing what at each stage? When does money move? When can you visit? When does the paperwork land?
Below is a realistic month-by-month map of the off-plan journey with Karma Developers, from your first email to the day the keys are in your hand. Every project varies, but the rhythm of the process is broadly the same.
Phase 1: First Contact (Weeks 0–2)
It often starts with a simple email or a phone call. You have seen one of our developments, you have a question, and you want a human to answer it.
In this first phase, you and our team get to know each other. You will tell us roughly what you are looking for, a permanent residence, a holiday home, a long-term investment, or a combination, and what your timing and budget look like. We will share information on relevant projects, send brochures, answer specific questions, and help you orient yourself in the East Cyprus market.
No one is asking you for money yet. No one is asking you to commit. This is a discovery conversation.
Phase 2: Site Visit and Shortlist (Weeks 2–8)
Most buyers want to see Cyprus before they commit to anything. We help you plan a visit, usually two to four days, during which you walk through our current developments, tour completed communities, meet some of our team and ideally speak to a few existing owners.
By the end of a visit, most buyers have a shortlist of two or three units across one or two projects. Some buyers decide on the spot. Most go home, sleep on it for a week or two, and come back with a clearer answer.
Phase 3: Reservation (Weeks 8–10)
Once you have chosen a specific unit, you reserve it. A reservation involves a small holding fee that takes the property off the market for an agreed window, usually three or four weeks, while contracts are prepared.
In this window, you appoint an independent lawyer (we will never recommend choosing yours from our office), and your lawyer begins the due-diligence process described in Phase 4.
Phase 4: Legal Due Diligence (Weeks 10–14)
Your lawyer checks the contract, verifies the developer’s title to the land, confirms there are no encumbrances, reviews the payment schedule, and clarifies anything that needs clarifying. This is also when planning permissions, building permits, and project specifications are formally reviewed.

A serious developer welcomes due diligence. If at any point you encounter resistance, that is a signal you should listen to.
Phase 5: Contract Signing and First Stage Payment (Weeks 14–16)
When both sides are satisfied, contracts are signed. The first stage payment is transferred, and the contract is lodged with the Cyprus Department of Lands and Surveys, where it sits as a protected encumbrance against the developer’s title in your favour.
This is the moment your purchase becomes formally protected under Cyprus law, well before the building exists.
Phase 6: Construction (Months 4–18)
The longest phase. Foundations are laid, the structure goes up, the building is sealed against the weather, mechanical and electrical systems are installed, and finishes are applied.
Throughout this phase, stage payments are released against verified construction milestones, never up-front, always after work has been completed and confirmed. You will receive regular progress updates, photographs, and the option to visit the site whenever you are in Cyprus.
This is also when many buyers make their personalisation decisions: kitchen finishes, bathroom tiles, flooring choices, optional upgrades. Karma builds in clear deadlines for each decision so the build stays on track.
Phase 7: Pre-Handover and Snagging (Month 18–20)
When the unit is substantially complete, our team and your representative walk through the property together with a snagging list. Anything that needs touching up, paint marks, a misaligned hinge, a fitting that does not quite sit right, gets logged and resolved before handover.
Buyers who cannot fly in for snagging in person are usually well-served by appointing a local representative, and we are happy to coordinate.
Phase 8: Handover (Month 20–22)
Final stage payment is released, snagging is signed off, and you collect the keys. Karma’s after-sales team takes over from the construction team, and your home officially becomes yours.
Many of our buyers move in the same week. Many others use handover as the trigger to plan the rest of their relocation, shipping furniture, settling utilities, arranging schools.
Phase 9: Title Deed Issuance (Month 22 Onwards)
The Department of Lands and Surveys issues separate title deeds for each unit in a project after the development is fully completed and all administrative steps are concluded. Depending on the project, this typically takes several months from final handover.
In the interim, your protected interest under the lodged contract gives you the same security as full title, with the exception of the right to resell, which most owners are not in a hurry to use.
A Realistic Total Timeline
For a typical Karma project, from first email to handover, expect eighteen to twenty-four months. Smaller projects can move faster. Larger, more complex developments can take longer. Title deed issuance follows several months later.
